Affordable Housing Project ‘The Flats at Coach Crossing’ Gets Approval from Planning and Zoning
Excelsior Springs, MO – After a series of delays primarily due to challenging terrain, the long-anticipated affordable housing development, The Flats at Coach Crossing, is finally moving forward again. Located at the southeast corner of Tracy Avenue and US-69, the project by DHTC Development is set to provide much-needed affordable housing options in the community.
The Planning and Zoning Commission approved the plans at their August 26 meeting. The plans will now go before the City Council for final approval. If everything proceeds as expected, ground could be broken later in September. According to DHTC, the first phase of the project, which will add 40 residential units, is expected to take approximately 14 months from start to finish.
Initially planned as a series of small cottage-style duplexes similar to the popular Villas on Excelsior Street, the project had to be reimagined due to the difficulties posed by the site’s topography. The new plan includes a three-story residential building as the first phase of the development, with the possibility of adding 40 cottage-style multiplexes in future phases.
The Flats at Coach Crossing will feature units targeted at seniors with income levels between 30% and 60% of the Area Median Income (AMI), along with a few market-rate units. The site, currently a vacant 10-acre lot, will also include stormwater management facilities and infrastructure upgrades, including a new eight-inch water main along Tracy Avenue, in partnership with the City of Excelsior Springs.
The demand for affordable housing in Excelsior Springs remains high, particularly with the Villas and Oaks Apartments moving to market rates in the near future. Interest in The Flats at Coach Crossing is already growing, with a waiting list forming as residents seek out affordable living options.
